Where
is The Emerald Coast?
Destin sits in
the Heart of Florida's Emerald Coast which is
found on the Gulf of Mexico between Pensacola
and Panama City. It is a 10 hour drive, or less,
for more than 45 million people and is a
favorite destination for families going to their
beach homes or vacation rentals from cities
across the southeast. For cities such as
Atlanta, Nashville, Memphis, Birmingham, Little
Rock Baton Rouge and New Orleans The Emerald
Coast is almost considered their back yard. Our
area also attracts regular visitors, vacationers
and snowbirds from cities such as Columbus,
Detroit, Chicago, Minneapolis, St. Louis, Kansas
City, Dallas and Houston - all of which are a
very easy two day drive, or less.
Why
Invest In The Emerald Coast?
The
Emerald Coast presents the perfect scenario for
real estate investment: Limited
supply matched against high and growing
demand. This proven law of economics
will, over time, always lead to price
appreciation.
The facts are
simple:
- There is an absolute and finite
supply of beachfront property. Of that
limited supply The Emerald Coast has some of the
nicest beaches in the country. The USA Today and
Southern Living Magazine both have recently
named the area as having the Best Beaches in the
USA.
- People have been, and always will
be, drawn to the water. Compared to
other states, Florida's growth rate has ranked
among the top 7 every decade since 1920. In
2006, Florida's population is expected to
increase by 1,100 people each day. And everyone
needs a place to live.
- There are very few areas of the
country that enjoy warm weather, virtually year
round, the way our area does.
The
Emerald Coast has at least 9 months of the year
with average high temps of 71 degrees or warmer,
6 months average high temps of 80 degrees or
warmer, and all 12 months average high temps of
61 degrees or warmer.
- The Baby Boomer Generation.
This massive demographic shift, which is just
beginning and expected to last the next 30
years, is bringing tens of millions of Baby
Boomers into the prime second and vacation home
buying demographic. Because of the strong
attraction of water and warm weather many of
these baby boomers will seek property here on
the Emerald Coast.
Is
now the time to buy, or is the market go to drop
further?
YES, right now it is a
great time to buy. We know with absolute
certainty (no guessing or predicting) that the
current real estate market is set up perfectly
for buyers. Look at three basic facts:
- Inventories are larger than they
have ever been.
Because there are
so many properties on the market buyers have
many options and therefore can be selective
choosing the very best property for their wants
and needs - they literally have the "pick of the
litter". It's a great time for a buyer looking
for a second home, that get away condo, or the
perfect lot to build their dream home which they
will have for personal use and plan to own for a
long period of time.

ENOUGH - Always take the sure thing.
Buyers need take advantage of this
situation soon because the market conditions
will change and you don't want to find out that
someone else bought your "dream home" or that
"great investment property" while you were
waiting for a something better to come on the
market.
- Buyers have great leverage over
sellers with regard to price.
Because there are so many homes, condos
and vacant land properties on the market sellers
that want, or need, to sell are accepting
reduced prices, offering incentives to buyers,
and/or being creative with regard to financing
to get their properties sold. Right now is a
great time to take advantage of the current
market conditions to get a great price on an
investment property or a second home.
AGAIN, I CAN NOT STRESS ENOUGH - Always
take the sure thing.
Buyers need take
advantage of this situation soon because the
market conditions will change and you don't want
to find out that someone else bought your "dream
home" or "the great investment property" at a
price you would have paid, but didn't, because
you were waiting for a better deal.
- Interest Rates for Fixed Rate
Mortgages are still very
attractive.
Interest rates are
often changing but right now we know that fixed
interest rates are at their lowest levels since
mid-May which means that if you are thinking
about buying and financing your "Dream Home" or
that "Great Investment Property" do it because
we know you can get a great rate right
now.
AGAIN, I CAN NOT STRESS ENOUGH -
Always take the sure thing.
Buyers need
to take advantage of these low interest rates
while they last. If you are a buyer, and have a
property in mind but are waiting to buy it
because "something better might come on the
market" or because you are waiting for "prices
will drop a little further" Don't, because if
interest rates go up, waiting even a couple of
weeks could cause you a higher monthly payment
for the same piece of real estate. Or if you end
up buying a new "better" property, again, you
may end up more in the long run if interest rate
go up.
Where to Invest
Right
Now?
Condos: We
recommend Okaloosa Island:
located between Destin and Ft. Walton
Beach
If you are considering a beachfront
condo for personal use and/or as an income
generating rental property we recommend looking
on Okaloosa Island.
- 1. Generally prices have lagged behind
Destin and other areas for beachfront property
creating more bang for your buck right now.
- There is more gulf front property available
than other areas.
- There is a bigger wider beach than other
areas.
- Great return on investment potential.
- There are several high-end properties
comprised of million dollar plus units just
opening, currently under construction or in the
planning stages that will continue to have a
positive effect on existing property values.
- A high-end retail complex similar to Destin
Commons is planned for the Island bringing more
restaurants, shopping and entertainment all of
which will have a positive effect on existing
property values.
- It's closer to the airport than other areas.
- It has less traffic than other areas.
- Its family friendly condos are good for high
priced summer rentals.
- It's only a 7-mile drive to Destin.

Point Washington: located from
hwy 98 North to Choctawhatcee Bay between hwy
393 and hwy 395.
- Fast developing area with vacant land still
available at reasonable prices.

Airport coming in 08.
- Very short drive to Grayton Beach
- Very short drive (minutes) to the shops in
Seaside.
- Minutes to water access on the bay.
- The new Panama City International Airport
opening in 2008: Located at hwy 20 and hwy 79.
(about 30 easy miles away) which will have a
positive influence on the real estate values in
this area.
- Easy access in and out of the area.
- Opens the market to international investors.
- St. Joe is investing in the area east of
Point Washington by developing a high-end
community called WaterSound North on the East
end of the county which will have a positive
influence on the real estate values in this
area.
